Strata engineering services
From working out what's wrong to signing off the finished repairs.
1. Investigate
Assessment of problems
Cracks, leaks, movement, rust stains, spalling concrete, bouncy floors. We inspect the problem, find the likely cause, and tell you how serious it is and what to do about it.
Condition reports
A structural review of the building as a whole: what condition it's in, what needs attention now and what can be planned for later. These are useful for capital works planning, before major works, and when a new committee takes over.
Assessment reports
A focused engineering report on one issue or building element, such as a balcony, a retaining wall, a car park slab or a façade. Written so the committee and owners understand the findings and the options.
2. Plan and cost
Scope of works
A clear written description of the work to be done, the materials and methods, and the standard expected. Every builder prices the same job, so quotes can be compared fairly.
Bill of quantities
Measured quantities for each item of work. It makes tenders more accurate and helps control variations during construction.
Preliminary costing
Budget estimates so the committee can plan funding, set levies and get approval at a general meeting before going to tender.
Tender management
We invite suitable contractors, answer their questions, compare the tenders like for like, and give you a written recommendation.
3. Design and certify
Regulated designs
Structural and remedial designs for strata buildings, prepared to meet NSW requirements for regulated designs where they apply.
Progress reports and certification
Inspections at key stages of the works, with written progress reports, so problems are caught before they are covered up.
Certification
The engineer's certification that completed work matches the design and meets the required standards.
Compliance certificates for design and as-built
Compliance documentation for the design, and as-built certification once the work is finished.
